I don't speak the local language. How do I understand the contract?

We use an official translation agency to translate the text of the sales contract into the native language of our clients. A sworn native-speaking interpreter interprets the contract.

Do you coordinate sales in all 12 countries?

Yes. In Germany and Spain we have direct contacts with liquidators, notaries and banks. In other countries we can cooperate through our partner offices.

I don't know the local conditions. How do I know if the area is good?

After we have spoken several times using a video platform application, answered all the questions that arise regarding investment opportunities, and agreed to cooperate, we start looking for properties that are suitable for our clients, about which we send photos and yield-profit calculations by e-mail. We prepare a complex project plan for our clients in advance. After signing the contract, we look at the selected 3-6 specific properties from the inside and personally tour the area. Only then do we order the preparation of the purchase and sale contract from the notary. In the vast majority of cases, we finish a project when we have re-sold the renovated property or when we start property management.

How do I know that the property is really in as good condition as the pictures show?

Detailed photo documentation is prepared for each property, so you get an accurate picture of the condition before making a decision. Our interior design concept plans also include renovation proposals and cost estimates, so you can see in advance which rooms require intervention – and which ones can be used immediately.

The expected return depends on several factors – such as the level of renovation of the property, the quality of the equipment and the spending strategy (short or long-term rental). An exact return can only be responsibly determined with knowledge of the details of the project.

It is not necessary to start a company right away. It is worth purchasing your first property as an individual, and if the investment is successful, you can later establish a corporate structure to expand your activities.
